and Mobile Homes has the power and duty to enforce and
ensure compliance with the provisions of statutes and
administrative rules important to you if you manage Condos in Wilton
Manor, Oakland Park and Fort Lauderdale and throughout the
State of Florida

The Condominium Act, Florida Statutes Chapter 718 contains all the statutes
relevant to managing condominiums in Fort Lauderdale, Oakland Park,
Wilton Manors and the rest of Florida. This includes
elections, budgets, meetings, dispute resolution and more.
Being familiar with this is essential for condo boards who
want to manage Fort Lauderdale condos themselves.

Condominium Unit Owners Rights and Responsibilities,
published by the Department of Business and Professional
Regulation. It doesn't seem to be available on the
State's website any more but I think it's essential.
The Cooperative Act, Florida Statutes Chapter 719
relates to the development, sale, ownership and operation of
residential cooperative units, which are not as common as
condominiums in Fort Lauderdale but there are a few and the
rules are different.

A
thumbnail explanation of the difference between a
Condominium and a Co-op:
Both of these terms refer to the manner of ownership of an
apartment or sometimes a townhome or villa unit.
Owning a
Fort Lauderdale Condominium
is very similar to owning other real estate. A Condominium
comes with a deed and is very much like owning other types
of real estate in terms of financing, taxes, etc, with the
added benefit of carefree apartment living.
When you buy a Co-op, what you actually buy is a
proportionate number of shares in the corporation
that owns the building. The corporation in which you are a
shareholder then issues you a proprietary lease entitling
you to live in the unit you have purchased.
Financing, the manner in which sales are recorded, rules and
other details are sometimes different for Condos than for
Co-ops.
Florida Statutes Chapter 720 contains statutes related
managing Home Owner Associations in Fort Lauderdale and all
Homeowners Associations in Florida.
